NorthStar currently supports Rightmove listings. You can also enter off-market deals manually or upload an estate-agent PDF brochure — both feed the same analysis pipeline. UK residential properties only at this stage.
Every figure in NorthStar cites its source — Land Registry comparables, EPC register, ONS rental data, and listing prices. We display a Data Confidence Score (0–100) on every deal so you know exactly which inputs are based on real data and which are estimates that need verification. SDLT calculations use the correct October 2024 Budget rates (5% additional dwelling surcharge). You should always verify rent estimates with a local letting agent before committing to a deal.
The deal pack PDF covers: property overview and photos, financial summary (yield, ROI, monthly cashflow, acquisition breakdown), strategy recommendation with scores, AI investment narrative with area thesis and risk context, evidence sources, and sensitivity analysis. Logo upload will be available on a paid plan. Every pack includes "Prepared using NorthStar Property Intelligence" in the footer.
